Polyaspartic: Is by fare the best seal top coat for garage floors. Its UV Stable (will not amber, turn yellow in the sun). We use this for all of our top coats. 
Polyurea: The benefits of Polyurea are it can be installed in lower temperatures, and it cures faster than Epoxy. So if your looking for those 1 day garage floor installs, Polyurea would be a good choice, as long as you do not have any moisture issues on the floor.
